Understanding CHFA Loans: Your Key to Colorado Homeownership

The dream of homeownership in Colorado may often seem daunting, especially when faced with the financial realities of down payments and closing costs. But imagine being empowered with tools and resources that make this dream attainable. Enter the Colorado Housing and Finance Authority (CHFA)...

CHFA Programs at a Glance:

  • CHFA's Down Payment Assistance Grant: Get assistance up to the lesser of $25,000 or 3% of the total loan amount, and the best part? No repayment is required.

  • CHFA's Down Payment Assistance Second Mortgage Loan: Get assistance up to the lesser of $25,000 or 4% of the total loan amount. Repayment is deferred until specific milestones, like the payoff of your primary mortgage loan, refinance, or if the home is no longer owner-occupied.

Essential CHFA Program Requirements to keep in mind:

  • Credit Worthiness: A mid-credit score of 620 or higher.

  • Income Bracket: Your total income should not exceed CHFA’s set income limits.

  • Knowledge is Power: Attend a CHFA-approved homebuyer education class.

  • Financial Commitment: An investment of at least $1,000 toward the purchase is required, besides any other closing costs or down payment demands.

The goal of CHFA is clear: making homeownership achievable. With tailored programs, the dreams of Coloradans can turn into reality, requiring as little as $1,000 down. Some borrowers might even be exempt from mortgage insurance, making their journey even smoother.
